The multi-million-dollar home of disgraced therapist Jodi Hildebrandt is for sale in southern Utah according to Salt Lake City (KUTV, 2 News.
Listed for $5.3 million comes with a 10,000+ square foot home.
Owned by Hildebrandt’s friend and business partner, Ruby Franke, who was once a popular YouTuber on the “8 Passengers” channel.
The home was where a child abuse investigation involving two children belonging to Hildebrandt’s friend Ruby Franke took place recently.
Two of Franke’s children ran away from Hildebrandt’s home. The two children called for help. Police responded and found them malnourished and emaciated.
Hildebrandt and Franke were arrested. Both were charged and then both pleaded guilty to child abuse.
The child abuse incident makes selling any home complicated. A house like this can be even more complicated due to its price and its notoriety.
The crazy part of this sad story is that KUTV 2 News found the home’s history does not have to be disclosed to buyers by the seller according to Utah law.
Property that has been the site of a murder, suicide, or felony crime does not have to be disclosed by the sellers.
The seller does not legally have to say anything.
This does not mean sellers should not disclose the home’s history. The better part of valor is to have the seller disclose.
The agent’s fiduciary duty is to the seller. Utah law states that sellers do not have to say what happened in a home. An experienced broker knows that a simple Google search of the property would reveal the home’s history. It is not hard to find out the facts.
